Chapter 30: Project Management

Project Management consists of planning, scheduling, monitoring, coordinating and directing, documenting, closing out the job and follow up.

PLANNING- Set requirements in time, fees and quality.

*Note most of this chapter is "fluff"

Project Notebook- For managers use to Record Day to Day activity.
-Contain - general reference, contacts, fees and schedules, programing, budget, job communications, construction, administration., closeout and follow up.

*NOTE: Construction schedule is the responsibility of the contractor.

*NOTE: Schedules use the bar chart or the "Gantt Chart"

A CPM chart is used for simple design.

SCHEDULING - One useful technique for developing a schedule is the "full wall schedule"


Design Coordination:

Communication:
-There are four Basic Kinds of Communication:
1.) Work Assignments
2.) Instructional
3.) reward and punishment
4.) Social

-Always clarify the expectations of people on the project team.

-Never give responsibility without the appropriate amount of authority

-Provide for ways that staff members can grow and advance.

-Provide Recognition

-Evaluate performance of the staff.
(When criticism is given do it privately)

-Encourage general discussions.

-Do not be alarmed when people get angry.

-Commit to solve conflicts as they occur. Solve problems as soon as possible.

-Open up communications among the team.

-recognize that most clients want to be involved in the design.

-Bring in consultants at the earliest possible time.

-Establish an environment which initiative will be encouraged.

CONSULTANT COORDINATION

Consultants may include an Architect, a structural engineer, a mechanical engineer, an electrical engineer. etc...

Check Basic Exiting Requirments
number of exits
min. exit seperation.
maximum travel distance.
common path of egress
exit width
dead end corridors
door swings

FOLLOW UP
-A job is never over just becuase I client has moved in.
-Problems and compliants are common during the first few weeks of occupancy.
